The Salisbury-YMCA of Hong Kong required waterproofing works for the skylight and gutter area at its building on Salisbury Road, Tsim Sha Tsui.
Skylight and gutter areas are often some of the most sensitive waterproofing points on a roof. They bring together different surfaces, narrow details, drainage paths and material interfaces in one concentrated area. Water is directed through these zones during heavy rain, while joints, edges and connections can be exposed to movement and long-term weathering.
For this project, Triflex ProDetail and Triflex ProTect were used to waterproof approximately 30 linear metres of skylight and gutter details, helping provide continuous protection across the areas most vulnerable to water ingress.
The Challenge
The main challenge was the nature of the application area.
Skylights and gutters are not simple flat roof surfaces. They include long, narrow sections, changes in direction, wall connections, drainage points and interfaces between different building elements. These areas require careful detailing because water can collect, flow along the gutter line, or enter through small gaps if the waterproofing is not continuous.
A suitable waterproofing system needed to adapt to the geometry of the skylight and gutter area, bond properly to the prepared surface and create reliable protection across the details.
The Solution
Triflex ProDetail and Triflex ProTect were selected for the waterproofing works.
Triflex ProDetail was used for the critical detailing areas where joints, edges and transitions needed precise protection. As a liquid-applied, fleece-reinforced waterproofing system, it can follow complex shapes and create a seamless finish around difficult details.
Triflex ProTect was used to support the roof waterproofing build-up and provide reinforced protection for the treated area.
Together, the systems helped create a continuous waterproofing layer across the skylight and gutter zone, supporting long-term protection in an area where water movement, drainage and detailing are especially important.

Triflex ProDetail is designed for waterproofing complex roof details, joints, edges and interfaces. Its liquid-applied application allows it to adapt to difficult shapes and transitions where conventional materials can be challenging to install.

Results
By using Triflex ProDetail and Triflex ProTect, the project team was able to treat the vulnerable skylight and gutter area with a reinforced liquid-applied waterproofing system. The result is a continuous protective layer across the details, helping reduce the risk of future water ingress around one of the most sensitive areas of the roof.
This project is a good example of why roof waterproofing should never focus only on the large open surface. In many buildings, the most important areas are the details - gutters, skylights, edges, joints and interfaces - where water is most likely to find a weak point.
