All Seasons Place is a large, multi-building commercial development located on Wireless Road in central Bangkok. The complex houses offices, tenant spaces, and critical areas such as computer rooms, all of which require reliable, long-term protection against water ingress.
The Challenge
For many years, the building owner and maintenance teams faced persistent water leakage problems. Water was entering tenant rooms and computer rooms through building joints across the complex.
The structure consists of multiple interconnected buildings with a high number of joints, making it particularly challenging to waterproof. Existing waterproofing materials were unable to cope with structural movement and environmental exposure, resulting in repeated failures and frequent repair works.
The client needed a durable solution that could permanently protect building joints while accommodating movement, without ongoing maintenance disruptions.
The Solution
To resolve these issues, Triflex proposed its joint waterproofing standard JWS2, a system specifically designed for long-term protection of building joints.
The Triflex JWS2 system is a two-layer waterproofing solution that bonds securely to joint surfaces while remaining highly flexible. This allows the system to absorb structural movement without cracking or losing adhesion, making it ideally suited for complex commercial developments with multiple joints.

General Building Supervisory Authority Test Certificate (AbP) in accordance with the Building Regulations List A, Part 2, No. 1.4 - Normally flammable joint waterproofing for concrete components with high water-penetration resistance against pressurised and non-pressurised water and against ground moisture. The tests are based on the testing principles for joint waterproofing (PG-ÜBB): The junctions of structural waterproofing on concrete components with high penetration resistance and in accordance with the specifications in the working group Building Regulations List A, Part 2, No. 1.4 on the assessment of settlement joints.
The waterproofing system is suitable for use in water-exchange zones in usage class A, load classes 1 and 2 in accordance with the German Directive on Watertight Concrete Structures (WU Directive).
Results
After installation, the waterproofed joints were exposed to rainfall and real operating conditions. The system performed exactly as intended, achieving complete prevention of water leakage across all treated areas.
The building owner and maintenance team were highly satisfied with the results, noting both the immediate improvement and the confidence provided by a long-term, reliable joint waterproofing solution.
