Roof Waterproofing for Malaysia - From Critical Details to Full Roofs
We identify and waterproof the areas that repeatedly fail - gutters, skylights, seams, penetrations, joints and full roof surfaces - with liquid-applied systems for new-build and refurbishment projects across Malaysia.
What does Triflex Malaysia do?
Triflex Malaysia provides liquid-applied waterproofing solutions for metal roofs, flat roofs, roof details and refurbishment projects. We support projects from roof inspection and technical design through system selection, trained application and long-term protection.
Where Roof Leaks Usually Start
The open roof surface is rarely the only challenge. Leaks often begin where materials, movement and drainage meet. Triflex systems are designed to waterproof these critical details as part of the complete roof solution.

Which Triflex Roof System Fits the Project?
Triflex ProTect - Flat Roof Waterproofing System
Our primary system for flat and low-slope industrial roofs. Seamless, fully reinforced waterproofing engineered specifically for complex roof details - upstands, parapets, cappings, gutters, rooflights, hatches, joints and cracks - the points where most roofs actually fail.
Triflex SmartTec - Full-Surface & Structure Waterproofing
A single-component, liquid-applied system suited to full-surface roof waterproofing and refurbishment over damp or mineral substrates. Vapour-permeable, so trapped moisture can dry out over time instead of causing hidden damage - a common issue in Malaysia's climate. Independently certified for long-term durability.
Triflex ProDetail - Detail Waterproofing Solution
Fast, flexible waterproofing for the details other systems struggle with - penetrations, gutters, upstands and joints. Also used within the ProTect system itself, and proven on some of the most technically demanding detailing work, including heritage and monument preservation.
Waterproofing Services and Technical Support
Applied by Trained Triflex Xperts
Correct application is as important as correct specification. Triflex applicators receive product and system training covering substrate preparation, mixing, reinforcement, detailing and application methods.
This helps ensure that the system designed for the project is also delivered correctly on site.

Long-Term Protection You Can Plan Around
Waterproofing quality is proven over years, not on the day it is installed. Selected Triflex systems have demonstrated field performance beyond 25 years, with extended testing confirming an expected service life of up to 40 years for selected systems. Project warranties depend on the specified system, application and project conditions.

What to Know Before Waterproofing a Roof in Malaysia
-
In many refurbishment projects, yes but only if the existing roof build-up is suitable.
Before applying a new waterproofing system, the existing surface should be checked for adhesion, stability, moisture, contamination, cracks and compatibility with the proposed Triflex system.
If the existing waterproofing is securely bonded and technically suitable, overlaying it can reduce unnecessary removal, waste and disruption. If the existing layer is loose, damaged or moisture is trapped underneath, additional preparation or removal may be required.
This is why Triflex recommends assessing the existing roof before deciding whether to repair, overlay or replace.
-
Yes. Triflex offers liquid-applied systems for both metal roof refurbishment and the critical details that commonly cause leaks.
Metal roofs experience thermal movement, UV exposure, heavy rainfall, corrosion and movement around seams, fasteners, gutters and penetrations.
Depending on the roof condition, Triflex Metal Coat can be used to refurbish and protect metal roof surfaces, while Triflex ProDetail can waterproof vulnerable details such as seams, joints, gutters, penetrations, roof edges and transitions between different materials.
The correct system should be selected after reviewing the metal condition, corrosion, previous coatings and leak locations.
-
Yes. These complex roof details are one of the key applications for Triflex liquid-applied waterproofing systems.
Leaks often begin around gutters, skylights, pipes, vents, upstands, seams and other areas where different materials meet or movement occurs.
Because Triflex ProDetail is applied in liquid form and reinforced with fleece, it can follow irregular shapes and create a seamless waterproofing layer around difficult details without relying on prefabricated sheet shapes or multiple overlapping joints.
For projects involving glass, metal, concrete or other different substrates, the appropriate preparation and primer should be confirmed before application.
-
The purpose of the inspection is to understand why the roof is failing before recommending a waterproofing system.
Depending on the project, the Triflex Malaysia technical team may review:
the existing roof and waterproofing condition
recurring leak locations
substrate condition
existing coatings or membranes
gutters and drainage
seams, joints and penetrations
skylights and roof interfaces
visible cracks or movement
moisture-related issues
previous repairs
Following the assessment, Triflex can provide technical findings and guidance on the most appropriate repair, refurbishment or waterproofing approach.
The objective is to give the project team a clearer basis for deciding what should be repaired, retained, overlaid or replaced.
-
Triflex systems are installed by contractors trained in the correct processing and application methods.
Triflex authorized applicators undergo product application training covering areas such as substrate preparation, primers, mixing, fleece reinforcement, system build-up and detail application.
Triflex also provides ongoing training courses and seminars to help applicators keep their technical knowledge and practical skills up to date.
For building owners and project teams, this is important because long-term waterproofing performance depends not only on the product specified, but also on correct preparation and application on site.
Contractors interested in working with Triflex can also apply to become a Triflex Authorized Applicator / Xperts Partner.
-
Service life and warranty are not the same thing.
A service-life assessment describes how long a waterproofing system is expected to remain functional under defined conditions when it is correctly designed, installed, used and maintained.
A warranty is a contractual or legally defined commitment covering a specific project and period.
Selected Triflex systems have demonstrated performance in real buildings for more than 25 years, and extended testing has confirmed an expected service life of up to 40 years for selected systems.
The warranty available for an individual project depends on factors such as the Triflex system specified, project design, application and agreed project conditions.
For this reason, project teams should not interpret a 25- or 40-year expected service life as an automatic 25- or 40-year warranty.
